Residential & Commercial Associations

As part of our well-rounded experience in the real estate accounting, audit and operations fields, we have worked with owners' associations, both residential and commercial. We understand the need to be closely involved with industry experts and trends. For those and other reasons, we are affiliate members of the California Association of Community Managers, CACM and Community Associations Institute (CAI).

We provide the following annual compliance services to associations:

Audits, Reviews and Compilations:
•   Annual financial statement audits on behalf of owners, management companies and lenders. Performed in accordance with Generally Accepted Auditing Standards and the AICPA's Audit and Accounting Guide for Common Interest Realty Associations.
•   Sometimes an audit is not required, but a review or compilation, providing a different level of attestation than an audit, is appropriate.
•   Reviews are required in California for associations with annual member assessments in excess of $75,000.

Tax returns:
•   Completed annually in conjunction with one of the aforementioned financial statement attestation services or as a stand-alone engagement.

CACM Expo:
•   As part of our commitment to the industry, we have been sponsors of Expo events including Club CACM and Reserve Study education session.
